As you engage with homeowners considering the purchase of an ADU (Accessory Dwelling Unit) from FlexoBuild, it's important to inform them about a valuable rebate opportunity they may qualify for.
If the homeowner is building an ADU for their own use as a primary residence, or for the primary residence of an immediate family member—such as a parent, child, sibling, or even an ex-spouse - (there's an idea!) they may be eligible for the HST New Housing Rebate. This rebate is typically up to $16,080 but can be higher depending on specific circumstances.
The homeowner can apply for this rebate once construction is complete, and either they or their family member has moved into the ADU. Please note that there is a two-year window to apply, starting from the move-in date. If the application is submitted after the two-year period, the rebate will be disallowed.
For example, if the total construction cost is $275,000, the rebate amount would be approximately $18,900.
Please ensure that homeowners are aware of this rebate so they can take full advantage of the financial benefits available to them when building an ADU with FlexoBuild.

Government of Canada Announces ADU Refinancing Shake Up
The Government of Canada, through the Canada Mortgage and Housing Corporation (CMHC), has launched a new mortgage refinancing option to help homeowners add secondary suites, such as basement apartments or garden suites, to their properties.
This program allows eligible homeowners to borrow up to 90% of their property’s value, including the added value of the new suite, with a cap of $2 million.
Example
If your client's property is currently worth $1,000,000, they can borrow up to $900,000 (90% of the property value). After adding an ADU that increases the property’s value by $350,000, bringing the total property value to $1,350,000. The client would be able to borrow up to $1,215,000 (including all existing and new mortgages and loans). This gives the client an additional borrowing potential of $315,000 to help cover the costs of building the ADU. Speak to your clients and let them know about this big financing initiative.

We are pleased announce the launch of our revised Planning Review program.
The main objective of this detailed review is to remove ALL risks of potential pitfalls prior to initiating the Design Phase. It can be described as an Insurance Policy!
Cost $1500 + HST
The FlexoBuild internal design team will conduct a comprehensive site analysis and zoning by-law review of your customer's property to ensure the proposed project complies with all local municipal building permit requirements. This process includes a pre-consultation meeting (click here to download full details) with the local municipal planning officials and other relevant stakeholders.
By performing this thorough review - covering details that may not be readily available through municipal portals, it offers a clear understanding of any potential challenges before moving into the design phase and building permit application with your client.
Please note, a $500 credit will be applied towards the Design Phase with FlexoBuild .

The following two subjects are amendments to the FlexoConnect agreement.
Subject #1
To reiterate the FlexoConnect discount structure, and as per Ray's previous email sent 08/08/24.
2.0 PRICE DISCOUNT STRUCTURE:
FlexoBuild agrees to provide the FlexoConnect member with the following MSRP discount structure of up to 12% as follows:
2.1 FlexoConnect Base Discount - 8%
2.2 Marketing Discount - (extra potential discounts)
i) FlexoBuild logo on company vehicle(s) and company website - 2% (1)
ii) FlexoBuild promotional items - 1% (2)
iii) FlexoBuild paid advertising - 1% (3)
1)-Provide a current picture with logos of your main business vehicle(s) on or before every Jan 1st.
2)-Minimum annual promotional merchandise order of $1k (ie branded clothing, mugs, etc.)
3)-Minimum annual paid advertising valued at $2k. (ie. road signs, printed & digital media etc.)
Send information and applicable receipt(s) to marketing@flexobuild.com on or before every Jan 1st
Subject #2
Correction - Section3.0, Payment Terms, Sub Section 3.3, it states 30%. This should of course be 20% for a total of 100%.
